If You Have an NRUA, This Is Mandatory
If you operate a short-term rental in Marbella and your property has a Unique Rental Registration Number (NRUA), you must submit your annual rental declaration between 1 February and 2 March 2026.
Failure to comply may result in your NRUA being withdrawn — meaning you could lose the ability to legally operate your short-term rental.

Is the NRUA Declaration Mandatory in 2026?
Yes.
All properties with at least one NRUA must submit a yearly declaration to the Registrars of Spain.
This applies even if:
- You had only a few bookings
- You paused rentals during the year
- You had zero rental activity in 2025
Even with no activity, the declaration is still required.
From now on, this filing must be completed every February.

What Is the NRUA Annual Deposit?
The NRUA annual deposit is a mandatory filing with the Spanish Land Registry reporting your short-term rental activity for the previous year.
For 2025 rental activity, the submission window is:
1 February – 2 March 2026
Missing this deadline may put your NRUA at risk.
For property owners across Marbella — from Cabopino to San Pedro de Alcántara — staying compliant is essential to protecting your listing and rental income.
What Information Must Be Reported?
For each stay completed in 2025 (after obtaining your NRUA), you must declare:
- Purpose of the stay
- Number of guests
- Check-in date
- Check-out date
If your property had no bookings, you must still submit the form indicating “no activity.”
What Happens If You Don’t Submit?
Failure to submit the NRUA declaration may result in:
- Withdrawal of your NRUA
- Non-compliant rental status
- Platform restrictions
- Suspension of your ability to operate
As short-term rental regulations in Spain become stricter, administrative compliance is becoming a critical part of property management.
How to Submit the NRUA Declaration
You can submit:
In person at your corresponding Land Registry office.
Or online via the Electronic Office of the Registrars of Spain:

How to Export Airbnb Reservation Data
If you manage bookings through Airbnb:
- Log in via the website (not the app).
- Go to Hosting Mode.
- Click “View all reservations.”
- Select “Completed.”
- Filter by 2025 dates.
- Click “Export” → “Download CSV.”
Important: The Airbnb export does not include the purpose of stay and is not formatted for direct submission. You must manually adapt it to the official Land Registry model.
