Specialised STR Insurance: Standard home insurance often excludes "commercial use" or "paying guests." You need a policy that includes Public Liability (at least £2M–£5M) and coverage for accidental damage by guests.

The Safety Essentials:

Gas & Electric: You must have an annual Gas Safety Certificate (CP12) and an EICR (Electrical Installation Condition Report) every five years.
