Not every property performs well as a short-let. Location, layout, demand and presentation all matter. Poor-quality properties lead to poor guest reviews, which damages results for both sides.

Our fee is not just for cleaning and guest messaging. It covers the full end-to-end operation required to run a profitable, hassle-free short-let:

How pricing works

Pass the Keys charges a management fee for short-let services.

Our standard pricing is 20% + VAT (of the net payout amount). This is calculated based on your total income (rent and cleaning).

Fees vary by location, property type and service model.

In order to get you set up and started, we charge a one-off onboarding fee of £149. This secures your onboarding slot and covers your property setup and launch preparation.

Your local expert will provide a full breakdown before onboarding and will provide a tailored quote based on:

  • Property size and layout

  • Location and demand profile

  • Expected booking volume

  • Service requirements

There are no hidden fees. All charges are explained clearly before onboarding. Our pricing is performance-aligned. We only earn when your property earns.
