Since 24 July 2026, Edinburgh's 5% visitor levy applies to the first five nights of each stay — it's added to the guest's bill, and we handle collection and returns so it doesn't come out of your earnings or your time.
Yes. Scotland's Short-Term Let Licensing scheme is mandatory, so you need a licence before taking bookings, and your licence number must appear on every listing. The whole of Edinburgh has also been a Short-Term Let Control Area since September 2022, which means letting a property that isn't your main home usually needs planning permission too. Operating without either can lead to fines — we check both before your property goes live.
Yes — we build the Fringe, Hogmanay and the wider festival season into our dynamic pricing, lifting rates during Edinburgh's peak events and easing them back for the quieter winter and spring months. Since July 2026 the 5% visitor levy also applies, and we factor it into festival pricing so your rates stay competitive.
